Located on a prime 3.85 ha site in Palm Cove, the PCN development proposes a mixed-use multi-unit and resort development.

The site in broken up into 4 precincts – the existing residential precinct to the west, the villa precinct to the central north, the apartment precinct to the central south, and the resort precinct to the east.

The villa precinct consists of 17 two-bedroom villas. Limited to 2-storeys in height, the villas are positioned with side-to-side alignment, meaning that all bedrooms and living areas have a view out. The apartment precinct contains 7 three-storey apartment buildings, with parking on the ground plane, and living above. Both precincts contain their own pool and facilities, with setbacks and spacing to allow extensive green space and landscaping. The resort development to the east of the site positions the main 6-storey high accommodation building centrally on the site, so as to achieve a built form that is not visually dominant or intrusive to surrounding development. Furthermore, the building is designed to taper down at the north and south edges to provide a zone of transition between the higher density and lower density.

A total of 120 suites make up with main resort building, with ancillary uses, including a gym & day spa, pool bar, boutique retail, restaurant, and conference facilities populating the remainder of the site. Particular consideration has been given to tropical urbanism design principles and retention of the region’s landscape values through integration of landscaping into the built form. Retention of significant trees and pockets of vegetation throughout the site have been integrated into the master plan. Large open-air foyers, as well as naturally ventilated corridors, feature planters and landscaping on every level. Extensive use of green roofs on canopies, porte coheres, and tapered building roofs enhance the visual quality, and contribute to creating a sense of place and reflecting the concept of a “city in a rainforest” – a key tropical urbanism principal.
